Would you prefer to have someone personally cooking your meals JUST for YOU on vacation? Are you a real estate developer looking for an Air BNB with thoughts of having an interior designer, such as myself, transform the space into an immaculate, never-before-seen paradise? Or, on the negative side, are you at the point of selling your Air BNB due to low bookings or no bookings whatsoever? These are all questions people toss around in their heads before booking a nightly stay, and for real estate developers, while shopping for properties to flip or build ground up. Book The Air BNB

I absolutely LOVE a nice hotel stay. I honestly tend to only stay at hotels that have complimentary breakfast. This is because I'm usually staying in an unfamiliar area. Hotels with complimentary breakfast options tend to serve the same foods. I have a sensitive stomach. So I'm fine with eggs and bacon and a cup of coffee.

When it comes to an Air BNB you'll get the same breakfast items, or you can cook your eggs and bacon and make your own coffee. Air BNB owners tend to make sure they purchase food items that the occupant orders.

Which sounds better to you? Having your breakfast ready and prepared during your stay, cooking it yourself, or dining out? Granted some Air BNB's are set up like a bed and breakfast where you'll have a menu to choose from and the owner will cook your meals throughout the day. Sounds like a V.I.P. experience, and I do love being pampered! Check for these things when deciding on an Air BNB.

Another benefit to staying at an Air BNB is that they can be closer to friends, family, and your destination. Be sure to check cancellation rules. Some Air BNB's do not play when it comes to cancelling. Follow their rules and I hope you will have a wonderful experience. How will I know if I'll have a wonderful experience? Check different sites for reviews. People tend to leave pretty detailed reviews today. They may be flexible to even allow you to extend your stay easier than a hotel brand would. It just depends.

Restocking Your Air BNB

I absolutely LOVE install days and stocking a home! This is part of maintenance. For me, it's also design and decorating! I get excited to decorate!

Your booked guest, and potential guest who are doing their research on Air BNB's, will be at ease knowing the towels are fresh in the bathroom, the floors are mopped, a mop is nearby in the storage closet, sheets have been washed and are ready for a new head to lay on that pillow, extra supplies are in the pantry. List these things on your listing. People want to see ALL of the benefits of what they are paying for. If there's a need for new furniture, a new comforter set, drapery is worn out, the pool area needs to look more inviting, you need trash out. All of these tasks HAVE to be done by somebody. Would you want to stay at an Air BNB that doesn't have something new and unused? No. Are worn out pillows a place you want to lay your head? No. Do you like when a space smells like it's been cleaned? Yes. It's even better when the fridge is cleaned out and stocked with healthy treats. That's a yes for me! When and where can I book that Air BNB please!?

Another big seller... the kitchen. It needs to be cleaned. This is a MUST. Don't skip over the kitchen because it's a kitchen and everybody uses it. That's the number one reason to not skimp on the kitchen. This is the dirtiest space in a home. Make sure new napkins are there, soap bottles are CLEANED and refilled, bugs aren't scurrying around the trash bin, light bulbs aren't blown out. Trust me. a dirty kitchen will get you a nasty review.

Where are people travelling to is a top question real estate developers ask themselves. Prior to building a property you have to know what area is going to bring in a potential booking. You want the house to continuously get booked. Location, location, location.

Is there a view that would be an absolute must have? Consider that a thought.

Beauty and an astonishing skyline is a priceless backdrop for any type of staycation or for a one-day getaway. At least for me and my family it is, as well as for everyone else I know. These are HUGE sellers even for minor hotels. Yes, minor. Just imagine what a nice backdrop or backyard view will do for your Air BNB's booking.
